Job summary

NHS Humber Health Partnerships’ Group Property Manager – Occupancy and Utilisation role is required to provide a customer focused and comprehensive Property Management and Property related Projects Management service to fulfil and execute the Community Property and Residential Accommodation elements of the Group Estate Strategy, including legal regularisation, and income generation.

The Group Property Manager – Occupancy and Utilisation will assist the Group Head of Property to develop and deliver strategic and operational execution of future plans for income generation linked to third party occupancy.

The Group Property Manager – Occupancy and Utilisation will be responsible for working with key stakeholders on the planning and delivery of selected projects across the Group, principally in the initial development and co-ordination of selected Property and Clinical and non-clinical Accommodation utilisation (excluding residential) projects including but not limited to other capital development, commissioning, de-commissioning and procurement.

Main duties of the job

Create and maintain a detailed understanding and knowledge of occupancy, utilisation, churn and cost for the Group community property portfolio.

Expert lead user for MiCad and the Terrier Lease module.Plan and execute the formalisation of all Trust community occupancy within third party premises on a prioritised basis and ensure property lease files and databases are maintained, regularly reviewed and progressed.

Oversee the identification of all third party occupancy within the Trust estate and appropriate charging regimes and new opportunities for income generation.

Create and maintain a credible and validated data set of all property arrangements and evidence, used on a daily basis to manage the Group portfolio.

Active progression of property negotiations and processes including dealing with schedules of condition, lease exchange monies and business rates, negotiating or renegotiating lease terms, dealing with stamp duty and lease registration, dealing with solicitors/agents/surveyors and other internal and external professionals’ queries, service charge queries, operating break clauses/giving notice, reviewing demises, assignment of lease, negotiation of suitable Heads of Terms and statutory Declarations.

Effective completion of property transactions and instruction of external professional advisors and ensuring that their work is completed on time, ensuring the Group receives a professional and efficient service.

  • Chartered status, or working towards this in an appropriate property services discipline including corporate membership of an appropriate professional institute
  • Experience of managing a range of Property Services issues including: procurement, lease events, preparing formal documentation, working with legal professionals, governance & health and safety

  • Accredited project management qualification
